The economy is a huge part of determining the strength of a market, and Raleigh has proven to have a stable and consistent market as the years pass.     According to West Palm Beach spokesman Elliot Cohen, preliminary plans will be presented to the City Commission regarding a few redevelopment projects that are targeted at the Southern side of Downtown West Palm Beach. One of the projects involves putting a medical complex in between Okeechobee Boulevard near Dixie Highway. The Convention Center hotel, plans for an office building across the street, and the idea of a medical complex are all ongoing. The commission has still not seen the medical complex plans. Two developers will make presentations to the commission this month. One of the top concerns for people in the area around the proposed complex is the change in walkability.

    Orlando real estate prices jumped by double digits again from April to May of 2014. In fact, the prices have been steadily rising since this time last year. Month to month, the real estate prices have grown 1.1 percent over the last year. Overall, real estate prices have risen 11.4 percent in Orlando over the last year.

    The state of Florida ranks fifth in housing price growth, and the Orlando’s growth is almost three percent higher than the national average of 8.8 percent. This trend is projected to continue, but should level off eventually. The national average price is projected to grow six percent over the next year.

    This rise can be both a good and a bad thing. While it does help those of you looking to sell by giving you the opportunity to make more, and has also allowed many sellers to move out of negative equity, it makes buyers more cautious as prices continue to rise. However, if projections are correct, then the prices will hopefully flatten out a little more and more growth can be achieved.

    Phoenix has the highest rate of vacant office space of the 13 largest office markets in the United States. The current rate of vacancies is 21.9 percent, but that number is gradually shrinking. The vacancy rate at the peak of the recent recession was almost 25 percent, and this time last year it was still near 24 percent.

    Many brokers have noticed an improvement in the office market. In the last year office spaces have began to fill, and people are optimistic about the return of businesses to the Phoenix area. Many quality locations are in high demand, and the blocks of property that people are taking up are being grabbed in large quantities. In fact, brokers say that large spaces in good locations are quickly becoming scarce in the Phoenix area.

    The nonprofit organization known as Wasson Way has made plans to turn a 6.5 mile stretch of decommissioned railroad tracks into a pedestrian and bike trail. This trail will connect to more than 100 other bike trails in the Cincinnati area.

    Wasson Way hopes to further connect the community to each other when it takes this idle piece of land, and turns it into something that everyone can use. It is projected that the trail will cost somewhere between 7.5 and 11.2 million dollars. The organization is gathering the necessary funds for the project through fundraising events and federal grants.

    Currently the organization is awaiting more than 2 million dollars in federal grant money. They are also still awaiting the approval from Norfolk Southern Railroad to purchase the stretch of unused tracks.

    If all goes according to plan, Wasson Way hopes to have the project under way in 2015. Wasson Way is one of four nonprofits actively seeking to build bike paths and trails connecting throughout the city. These nonprofits are looking to provide residents with a unique way to get moving through Cincinnati, and hopefully further connect the residents of Cincinnati with one another.

    One year after Jason Kidd moved off the court and on to the bench to become the coach of the Brooklyn Nets, he will be packing his bags once again and moving to Milwaukee. Jason Kidd was released from his contract by the Nets to sign with the Bucks, in return Milwaukee gave the Nets 3 future draft picks. Kidd will replace Larry Drew, who only coached one season in Milwaukee.

    In his first season as a coach, Jason Kidd led the Nets to a 44-38 record and a playoff berth, which ended in the Eastern Conference Semi-Finals at the hands of the Miami Heat. Last season the Bucks finished with a 15-67 record which landed them the second overall pick of the NBA draft, where they drafted Duke’s star forward, Jabari Parker.

    Both of these decisions by the Bucks are in hopes of rebuilding the team back to a power player in the Eastern Conference.

    A shallow 5.2 magnitude earthquake struck along the border of Arizona and New Mexico at 10:02 pm. The epicenter of the quake was just south of Duncan, AZ, and 30 miles North West of Lordsburg, NM.

    Though the earthquake may seem uncommon for the area, it is actually expected to happen every once and a while. The quake was caused by rock spreading in the North American tectonic plate, and with this gradual rock spreading, earthquakes are typical.

    Thankfully, the epicenter of the quake was far from any densely populated area, so the only thing people ended up getting was a fun story to tell about their first earthquake experience. As of right now, no damage or injury has been reported as a result of the earthquake.

    The tremors however had a very wide reach. People stretching from Phoenix to El Paso reported to have felt tremors and shakes in the earth. Both cities are 175 miles away from the epicenter. Tucson was also not immune from the tremors. News and police stations were flooded with calls from people all through out the Tucson area who were reporting that they had felt an earthquake.

    In Raleigh, average home prices increased by one-half percent in April compared to April 2013. On a month-over-month basis, home prices increased by 0.6 percent in April 2014 compared to March 2014. Home prices throughout the US increased 2.1 percent over the March-April time period, and the triangle saw prices dip in the Durham-Chapel Hill region. CoreLogic has tracked the data for the region, which shows that in the Durham-Chapel Hill market, home prices increased by 4.1 percent in April compared to April last year. On a month-over-month basis, home prices decreased by 0.4 percent in April 2014 compared to the month before.

    North Carolina remains an area that attracts a variety of age demographics, from students to young professionals, families to retirees. As the technology sector continues to grow, we are also seeing other career fields gain momentum. Other areas like Cary is showing that urban growth is outpacing suburban real estate, and the Raleigh-Cary area is one of 19 metros in the U.S. where population growth within city limits is outpacing growth in surrounding suburbs, says data featured Monday in an article on The Atlantic’s City Lab site.
