  • Next week the old Owyhee Hotel, built in 1910, will reopen with a new look after more than a year of renovations. The building is no longer hotel, but is now a place to live, work, eat, and meet.

    Part-owner and developer of the Owyhee, and Co-President of LocalConstruct, Mike Brown, was the brains behind the majority of the renovations. The groups goal was to both bring the building into the modern era, while still capturing the feel and look that the building had when it first opened over 100 years ago.

    They found an old fireplace hidden in the walls, kept the original tile, and remodeled the store fronts based off historic photographs. They also added completely modern technology to the building. From fiber optics and the latest in Audio/Visual technology, to a completely new AC system, the Owyhee is both a modern masterpiece and a portrait of the past.

    The building is now home to many new apartments, which will help bring life to the downtown Boise area. The hotel was no longer successful, so the developers hope that the new feel and look of the Owyhee will begin to urbanize downtown.

    The Showcase Mall located on the Strip, was sold to a new ownership group in late may. The sale is rarity for Strip properties, as most owners tend to hold on to their properties forever, due to their great value and constant foot traffic.

    An ownership group from New York bought 190,000 square feet of the property for 145 million dollars. The ownership group includes the Nakash family, who owns the Jordache jeans line. Though the family, and their partner Eli Gindi do not own the entirety of the property, they are majority owners of the land now. There are two other owners who have significantly less property control than the new group.

    The family was not only attracted by the location and price of the property, but it was also attracted to the tenants of the property, which include Coca-Cola and M&M’s. One of the malls most iconic features is a giant Coke bottle that sits out front. The new owners plan to renovate the bottle, keeping its size, but making its presence more exciting. They are hoping that it will look something like the giant LED Coke bottle in Times Square.

    People’s preferences are moving towards malls and retail centers on the strip, rather than casinos, and as this trend continues the Showcase will thrive.

    The Sheldon-Carter Oak neighborhood residents are hopeful that an eyesore, which has been looming in the area for the last 30 years, will finally be renovated and beautified. The Capewell Horse Nail Company factory has been nothing but a decaying building with boarded windows and chain-link fences surrounding the exterior. This factory stands 3 stories tall, and its massive size that once filled the area with jobs and mass production, now only rots away before Hartford’s eyes.

    However, the Corporation for Independent Living might be this building’s, and this neighborhood’s, knight in shining armor. The CIL has secured 26 million dollars in private and public funds to begin renovations on this building. These renovations will turn the rundown factory into 72 studio, one to two bedroom apartments and about 5,500 square feet of office space. The CIL expects to have all the funds by July and hopes to begin construction in August. If all goes according to plan the apartments could be open by the beginning of 2016.

    The building will mostly be returned to the same look that it had when it was still a functioning factory. The only exterior difference will be aluminum windows, rather than wooden. Many of the apartments will have lofted bedrooms because of the 20 foot tall ceilings, and there will be a billiard, exercise, and a community meeting rooms on the first floor.

    Recently, in 2010, a plan to renovate the factory fell short when a key investor backed out at the last second. After this the property fell into foreclosure.

    This new plan will reflect the growth in the area, and further encourage its growth.     Elvis fans are coming out in droves to celebrate the 60th anniversary of the King’s first record. Memphis area hotel occupancy, a key barometer of tourism, was up 12 percent this year through April 30, outstripping a 3.3 percent increase nationally. Memphis hotel occupancy was up 11 percent through May, and June has been good, said Kevin Kane, president of the Memphis Convention & Visitors Bureau. The Texas-based National Baptist Convention of America had 4,500 people at its Family Faith Fest 2014 at the Memphis Cook Convention Center last week.

    Living in Memphis during the summer can mean lots of tourists that come in to visit. A majority of advertising was recently spent in cities within easy reach by car or a short flight, such as Louisville, Nashville, Birmingham and Atlanta, and tourism from those areas is frequent and common. Graceland averages between 500,000 and 600,000 visitors annually. July is typically the busiest month of the year with Elvis Week allowing Memphis and Graceland to finish the summer months on a high note in August.     The first and only Outlet Mall in the state of Arkansas is set to open in the summer of 2015 in Little Rock. A 30 acre plot of land at the Gateway Town Center has been purchased by New England Development(NED) and they have already began to prepare the land for construction. Currently they are clearing trees, preparing drainage lines, and setting up utilities as well. Actual building construction is set to begin in August of 2014. CDI Contractors LLC of Little Rock have been hired to oversee the construction process.

    The Outlets at Little Rock will house around 75 stores, and bring in 1,000 new jobs into the area. New England Development has yet to mention any specific store that will be in these outlets, but future customers can expect a vast amount of options. The outlets will also have a food court and a variety of sit down and fast casual dining establishments. New England Development hopes that the mall will be more of a destination, where people can spend a good amount of time at, rather then running in and out.

    Due to its location, the development group is very optimistic about the success of the new outlet mall. There is currently a Bass Pro Shop in the Gateway Town Center which draws a large amount of customers to the shopping center. The mall will also be positioned at the intersection of two highways, I-30 and I-430, and NED feels that this location will pull in great foot traffic for the outlets.

    Although the Outlets at Little Rock are the first and only outlets in Arkansas, it reflects a new trend in the retail industry. Many companies are moving towards an emphasis on outlets, because it allows them to provide a product for all customers at multiple price levels.
