  • Sitterle Homes, a San Antonio home building company, has announced plans to build a new luxury housing community in Katy. They will break ground in September at the intersection of Roesner Road and Saddlehorn Lane. The new development, called Roesner Woods, will have 17 houses, individually gated, on a third of an acre each.

    Houston division president of Sitterle Homes, Steve Von Hofe, says that the community is nestled in the  middle of Katy’s school district and will have above average property sizes. Katy also has an established municipal utility district which makes the taxes much lower for the community.

    The homes will come in six different designs — 6 one-story designs and 6 two-story designs. The house will range from 3,400 – 4,700 square feet. Houses will have courtyards, wine cellars, expansive kitchens, and many other amenities.

    Sitterle Homes operates against the new trend developing in housing development. Today, houses are getting smaller and smaller, but not Sitterle’s. Despite the growing trend, Sitterle still is very successful in the Houston market. Since arriving in Houston in March of 2013, it has built in several developments in the area, including Riverstone. Riverstone was the highest ranked Houston community on a national list that ranked housing communities based on the number of homes sold by mid-year.     Milwaukee Business Journal recently hosted a round-table discussion where 17 real estate experts discussed which areas of Milwaukee are prime for development opportunities. They discussed that both Kenosha and Milwaukee’s lakefront are hot with potential for development.

    Kenosha has already been growing quickly, and will continue as more developments are built and more jobs flood the area. Recently Amazon.com made plans to build two buildings in the area that will total more than 1.5 million square-feet. Located directly off I-94, Kenosha is already known as one of the hottest places in the Milwaukee real estate industry, and shows no signs of slowing.

    The lakefront also shows a lot of potential due to the proposition of new jobs coming into the area. There are currently several new office project under construction in the area under the hand of Irgens and Northwestern Mutual. Milwaukee developer Rick Barret has also announced plans to construct a 44-story Couture high-rise on East Michigan Street.

    Looking to buy a home in Birmingham? House sales are growing in popularity in the area, and the Alabama Center for Real Estate has found that residential sales have risen 14 percent in June in comparison to June 2013. Birmingham totaled 1,282 single home sales last month, compared to 1,128 during the same time in 2013, which was also a 3.7 percent jump from May and 17 percent higher than the five year average between 2009 to 2013. As sales continue to grow, the existing inventory in the area is becoming increasingly competitive and higher in list price for interested buyers.

    The average price is up in the Birmingham metro by 6 percent over May. The median sales price for June was $177,832, up 2.4 percent from May and down 6.4 percent from June of last year. So far in 2014, the median sales price is $161,589. There is good news though if you are thinking about moving to Birmingham: Inventory jumped 1.2 percent to 7,555 units in June, freeing up a few properties for prospective movers. The average days on the market for Birmingham units was 83 in June.

    Pre-owned home sales rose seven percent in Dallas in June, which is the largest year-over-year growth so far in 2014. The first five months of year were fairly stagnant, with little growth in the housing market.

    But Dallas real estate agents shattered sales records in June. 9,481 homes were sold in June, which according to North Texas Real Estate Information Systems is the largest single monthly sales total ever. Not only did they set a record for the number of homes sold, but the median price of those homes rose 10 percent, to $199,000, also a record.

    This surge in the real estate market is not a surprise for many agents, and in fact some feel its overdue. But selling homes so far this year has been somewhat difficult because the inventory is actually down from 2013. It only takes 44 days on average to sell a house in the Dallas area, which is a record for more than two-dozen counties, but finding homes for sale is a bit difficult.

    Buyers are easy to find in this market, and the rise in price does not seem to dissuade them from pursuing a home because the interest rates are still very reasonable. Many people anticipate that the prices will continue to rise in 2014, and agents hope to see an influx of new homes for sale in the market as soon as possible.

    Thinking of moving to Westside Atlanta? Atlanta is getting more commercial growth in the coming months, thanks to the addition of trendy shops and dining hot spots to the area of town known collectively as Westside Atlanta. So far, confirmed tenants to move to the area as it undergoes redevelopment include a luxury apartment complex (called Elan Westside), which will be located at 14th Street and Howell Mill Road. But that is only the beginning! A new restaurant from the Castellucci Hospitality Group will be opening in the building’s retail area, with a menu focused on Basque inspired dining. The restaurant will be named Cooks & Soldiers and it will be an expansive 4,600 square feet.

    Additionally, a Buckhead-based boutique called The Bilt-House will open a new location in the area. The store is a lifestyle boutique targeted at a high end demographic. Another ladies boutique is moving in to the building’s retail space called Kane.

    More vacant space that is available for new retail tenants is tentatively projected to include a salon. As of now, there is not much information in terms of dates for development.

    The Sea Pines Resort on Hilton Head Island is in the process of adding some new features in an effort to get people moving back to the southern part of the island and make it more of a desirable spot to visit.

    The first of these improvements is a two-story, 25,000-square-foot beach club. The first floor of the club recently opened up with a restaurant called “Coast”, a retail store, a beach front market, and expanded restrooms with showers and changing rooms. Later in the month the beach club will open up the second floor with a covered bar, patio seating area, and rooms available for private parties.

    The new club cost $12 million to build and it replaced the old oceanfront club built over 40 years ago. So far the ownership group has spent around $50 million dollars upgrading the resort since they bought it almost 10 years ago.

    The next project for the resort is a new, $20 million dollar golf club house. The new club house will be 18,000-square-feet, three-story building. This building will have an art gallery, restaurant, and men’s and women’s locker rooms with 150 full-sized lockers. The building will also have an expanded pro-shop. The club house should be ready by next years RBC Heritage Presented by Boeing golf tournament that the resort hosts every year.

    Pensacola will be home to a new Walmart Neighborhood Market on July 16th. The store is the first of its kind for Pensacola, as it is much smaller than the typical super centers that Walmart opens. The new store will be 44,000 square feet, compared to 200,000 square feet these stores usually average. This Walmart will be one of 11 units in a the new Pine Forest Corners shopping center. The shop will employ around 95 people in the Pensacola area.

    The purposes of the store will be to provide the area with a quick, in and out shopping experience. Instead of having a variety of products, the store will sell mostly day-to-day needs. The store owner expects that they will see many of the same customer day in and day out. Not only will the store sell groceries and household goods, it will also be home to the only Walmart drive through pharmacy in Pensacola.

    Many residents seem to be very excited about the new addition to Pensacola. They are optimistic about the convenient and quick shopping experience.

    The stores grand opening will feature many of the stores of vendors offering free giveaways and deals. Additionally, the Oscar Meyer “Wienermobile”, Chester the Cheetah, and the Keebler Elves giving away free samples of their products.

    This year was projected to be a great year of listings for those looking to move in South Florida. The market suffered greatly in 2012 and 2013 because of the low amount of homes that were on the market. However, there was some growth over the last two years that was thought to stimulate optimism and make the market grow significantly in 2014.

    Unfortunately that hope has not come to fruition as of yet. Although the market has grown in 2014, and more homes are on the market now than this time last year, there are many real estate agents and perspective homeowners who are frustrated by the lack of quality homes.

    However, the growth is still encouraging for the real estate market to see. In April, the market in Palm Beach County had grown 17% from the same time period a year earlier, and the first quarter of 2014 experience a growth of 9% in comparison to the first quarter of 2013.

    Fort Lauderdale experienced a massive leap in April 2014 when compared to April 2013. The market had experienced a growth of 41%, and the housing market targeted by young homeowners (which falls in the $150,000 – $299,999 range) increased by 72%.

    But in the end, these houses are not going up for sale in the most desired areas, and if they are, then they are not always the highest quality of homes. Sellers are also being told that the market is “hot” which leads them to believe that they can aim high with their asking price, which is actually driving buyers away. Both buyers and sellers are frustrated by the market, and hope to see some resolve soon.

    As Google Fiber has recently infiltrated cities like Portland, Provo, and Kansas City, one question remains: what effect will this dedicated high speed fiber optic internet have on the cities in terms of technology and growth? Recently, Forbes published an article examining what lies ahead for these Google cities. The article shares that according to the MIT Technology Review, Kansas saw the largest jump in average Internet connection speeds of all U.S. states in the fourth quarter of 2012, immediately following widespread availability of the Google Fiber service.

    With companies having increasing presence and reliability online, it makes sense that a fiber optic connection could be huge in business growth and sustainability. However, it is still too early to determine what kind of benefit the fiber optics are having in these cities, because aside from speeds, the benefit and takeaways from a business perspective are still unclear.
