    Moving to Birmingham? You might want to act quick as home sales are picking up in the area and leaving little inventory left for prospective buyers. The Birmingham Association of Realtors released its June home sales report this month, including figures for the first six months of the year which state that home sales are up 4 percent for the first half of this year compared to the same months in 2013.
    Home sales for the month of June totaled 1,272, which we previously shared as a 14 percent jump from June 2013. However, both the average home sales price of $220,469 and the median home price of $177,500 were 4 percent and 7 percent lower, respectively, than in June 2013. The housing inventory of 7,586 in June 2014 was 5 percent lower than the 7,964 homes on the market a year ago.
    So what does this mean for people interested in moving to Birmingham? The average sales price will likely pick back up, and foreclosures were factored into sales and likely skewed the average price for homes that are updated and ready to move into.

    Palm Beach shopping is world renowned, and the Palm Beach Outlets have been a nice alternative to the standard Worth Avenue filled with high prices and exclusive labels. Targeting a broader audience, the Palm Beach Outlets cater to a budget-conscious shopper. To say the outlets are a success is putting it lightly.The shopping center — at 1751 Palm Beach Lakes Blvd. in West Palm Beach, just off Interstate 95 — opened with nearly 100 retailers. By year’s end, the 500,000-square-foot center is expected to have at least 10 more shops open for business.

    The roster of tenants is more similar to your everyday mall, but with sales and lower prices than normal retail locations. Marketplace at the Outlets, a 300,000-square-foot retail center, is under construction adjacent to the outlets. The new plaza is slated to open this fall and house about 20 more retailers, including Nordstrom Rack, Bed Bath & Beyond and Ulta Beauty. A Whole Foods Market is also expected. The Palm Beach Outlets filled a niche for outlet shoppers who previously trekked down to Sawgrass Mills or up to Port St. Lucie.

    There’s a new region of town up for debate regarding residential development, according to Kansas City Public Media. A recent discussion regarding residential building in the West Bottoms area has brought support and opposition. The goal for the 11 unit complex is to draw families into the West Bottoms, as there have not been many people moving to the area, the idea from real estate developer Bill Haw to start construction in West Bottoms is with the intention of bringing new life into the city’s core.

    West Bottoms has been an area that some have been hesitant to development because it has been vacant for so long. The Great Flood of 1951 destroyed the factories and stockyards, and put two million acres of land underwater. It took over 40 years and a combination of haunted houses, businesses and festivals to bring interest back into the area.

    When it comes to prospective buyers seeking lending and moving to Raleigh, one trend shows that the odds are on their side in the Raleigh area. According to the Wall Street Journal, average loans grew 7.7 percent in the second quarter of this year, up from 1.7 percent a year ago. Citigroup, Wells Fargo and J.P. Morgan Chase all increased their loans from 2013 by approximately 3 percent or more, riding off of higher consumer demand and a healthier economy.

    According to the National Association of Realtors, Denver is among the top 10 best markets for millennials to purchase a home. The association analyzed current housing conditions, job creation and population trends in metropolitan statistical areas across the U.S. to find the best areas for young homebuyers. However one important criteria left out was pricing—Denver has some of the most expensive property in the country at the moment.
    Also, available inventory is problematic. Many people are moving to Denver, and within Denver, and Austin, Texas and Salt Lake City were identified as the best markets, but seven of the top 10 were located in the west and midwest, including Denver. Denver has a solid flow of young people moving into the area, and while they might initially move to the area with roommates, they will likely stay and buy homes to have with families as they settle down.

    Atlanta is a unique city on many levels, including the current state of its real estate. Unlike most of the US, Atlanta is still a sellers’ market. Prices have grown 16% year-over-year in Atlanta. That’s double the growth rate we saw in the rest of the country, so homeowners looking to sell their properties are in a powerful position.

    On a national level, sales were down eight percent in the spring quarter (Q2) for 2014 in comparison to 2013. However, in Atlanta, we saw the opposite. Residential sales grew about two percent in Atlanta. So what’s the reason so many people are moving to Atlanta and buying homes? Quite frankly, compared to the rest of the country, Atlanta is cheap. Add that to the fact that it is a large metro with big city offerings and it becomes clear why so many people want to buy property there.
